How is a licence different from a lease?

A licence provides greater flexibility than a lease, making it more suited to small growing businesses with changing space requirements.

Whereas a lease normally requires a long-term commitment, protracted negotiations and hefty legal fees, our licences are issued on a renewable, six-monthly basis with only a month’s notice required.

Is a licence more expensive than leased office space?

No, a licence can save you money. A lease only covers the space itself, ignoring those hidden costs like energy, security and business rates, whereas our licence fee includes all of these costs.

How much does a licence cost?

That depends on the type and size of space you require. Our licence fees start from as little as £145 + VAT a month and includes:

  • Easy-in/out occupation
  • Light, heat, power and water
  • Buildings insurance, repairs and maintenance
  • Building security and alarmed premises
  • On-site management team
  • Business rates
  • Full carpet and interior decoration throughout
  • Shared reception and meeting space
  • Shared kitchen facilities on every floor
  • Office cleaning
  • ICT infrastructure including CAT5 cabling
  • 24/7 access, 365 days a year
